During the current CoVid19 emergency, please note the following guidelines pertaining to the Leonia Building Department:
Inspections -The only inspections that will be performed during this period are inspections that take place outside including vacant properties or unoccupied homes under construction.
Permit Applications -Permit applications or other paperwork can be left in the drop box at the front door of the Borough Hall (312 Broad Avenue) or mailed to the Building Department.
CRO Inspection Requirements - A CRO (Certificate of Resale/Rental) application needs to be completed during this time. In addition to the application, please provide the email for the buyer and the seller. A letter from the buyer’s attorney stating that the buyers are responsible for obtaining the CRO inspection within 120 days is necessary (or when the Building Department opens to full capacity.)
Please note in the letter who will be responsible for any repairs or modifications that may be needed. Please provide a letter from the seller’s attorney stating that all smoke/carbon alarms are functioning properly, are up-to-date and that the correct fire extinguisher is installed and working to the best of their knowledge.
Letters can be emailed to firstname.lastname@example.org . Payments will be due at the time of inspection, not at the time of the application.

Mandated by the New Jersey State Uniform Construction Code.This division is where one would obtain construction permits for new construction, and/or renovations of existing structures.
Inspections: Please call Alyson to schedule an inspection at 201-592-5780 x 253 during our regular business hours Monday, Wednesday & Thursday 8:30 am - 4:30 pm, Tuesday 8:30 am - 7:00 pm & Friday 8:30 am - 1:00 pm. You must have permit number available when scheduling inspections.
Certificate of Resale/Rental: If there is a change of occupancy whether by resale or rental you are required to submit a CRO application, along with the proper fee, to the Building Department. The application and requirements can be found below.
Responsible for the interpretation and enforcement of the borough zoning ordinances, and to insure that the proper occupancies and uses of structures and properties within the borough are followed.The Zoning Division also directs applicants to appear before the Planning Board or Zoning Board of Adjustment. Zoning, and Sign applications are now available online.
Property Maintenance Division
Responsible for the enforcement of both local ordinances and state statutes pertaining to the maintenance and upkeep of all structures and properties within the borough.
